Why Get Flood Insurance?

The reality is that everyone is a potential victim of a flood, whether they know it or not. Of course, some areas have a higher risk. Flooding is the most common and expensive kind of natural disaster in our country.

Nonetheless, flooding can be caused by any number of events, such as:

• Heavy rain
• Melting snow
• Tropical storms or hurricanes
• Levee or dam failures

Unfortunately, most homeowner’s policies don’t cover flood damage. You have to buy specific flood insurance for that.

You also might be required to carry flood insurance by your mortgage lender. If you don’t purchase that coverage, you could delay the closing on your new home. 

Flood insurance is only required by your lender if your property is in a high-risk, Special Flood Hazard Area (SFHA).  Even if you live outside of an SFHA flood zone, you could still have flood risk. In fact, up to 20% of all flood claims happen to those properties outside of high-risk flood zones.  Fortunately, for these low-risk flood zones, inexpensive flood policies called “preferred risk” policies are available.
